PATCH AND PAINT TASKS

  • Introduction to practice manager
    • We introduced ourselves to Ashleigh and talked about the scope of work and how long we were there for, she was unaware that we were coming
  • Address any practice manager concerns
    • One of the major concerns was all the ceiling tiles throughout the practice that were moldy and water stained
  • Inspect exterior perimeter of practice where applicable
  • Inspect signage for damage
    • Removed remnants of old Queensland X Ray signage
  • Inspect any allocated car parks
  • Check for fire system that may require isolation
  • Check floor coverings for damage
  • Check all doors for correct operation
    • Lead lined door into stress room is split around top hinge needs replacing, door is on order
  • Check all doorstops are functional
    • Installed a doorstop on neuclear 2 room toilet door to prevent damage to the wall
  • Inspect walls for damage
    • Usual wear and tear from beds and trolleys etc but there is also lots of moisture damage to interior of the exterior walls
  • Check over joinery units for damage
  • Check inside each cabinet for water leaks
  • Check splash backs for water damage
    • Remove and replace white silicon to 3 handbasins
  • Check all silicone to splash backs, basins, sinks
  • Check soap and hand towel dispenser condition
  • Check for damaged ceiling tiles
    • Ceiling tiles in Reception area are in good condition but the rest of the practice ceiling tiles are in extremely bad condition due to moisture, mold and sagging
  • Check all lights are functioning

ITEMS THAT COULD IMPROVE PRACTICE APPEARANCE

It appears moisture in ceiling cavity and south facing wall is a major problem in this practice as per pictures Show ceiling tiles feel wet to touch same to gyprock walls on the south side also outside entrance appearance could do with paint i.e. round blue entrance columns are peeling (landlord) Actioned
Inspection carried out on site by Kevin 15/5 The water stained ceiling tiles look to be for the most part all attributed to sweating or leaking air-conditioning duct in ceiling, some new some old. The ceiling tiles are a basic mineral fiber impressions tile which are not the best option for high humidity or clinical areas, a Bio guard tile would be more appropriate. Given the extent and the unknown of what leaks were historic or current Kev made the call to replace the affected tiles only so at the next site attendance we could identify what leaks are current then go about resolving them. Moisture readings were taken on the south facing wall for the most part they were typical 13-15% one area in the middle of the wall measured 25% in a newly repaired area. There is no doubt the external wall of the building leaks, the external face is brick with a block secondary skin inside, substantial efflorescence growth to the wall indicates moisture is present. The MRI control room and one bathroom were the only rooms affected as these are the only rooms that have direct contact with the block wall. The adjoining MRI room and CT will have false walls Infront of the block wall for shielding meaning the moisture issue will still be present just not visible because of the additional wall cavity.
